As a non-national, a purchaser must initially get permission from the Central Bank. This is simply a formality.

Excellent interest rate on larger loans, above USD 750,000: 3 MONTH LIBOR + 3%

Competitive rate on loans below USD 750,000: Prime + 1.5%

Minimum loan 250,000USD in each of the currencies of USD; GBP; EURO; CAD.

Maximum LTV 70% of purchase price or valuation (whichever is the lower)

Maximum Term: 15 years (if Land Only 5 years)

 

Interest rates can be fixed, with appropriate pricing on application. Early repayment penalties will apply.

The Government of Grenada requires that non-nationals
purchase a Land Holding License

Required Fees may vary from Island to Island:

  • 10% of purchase price - Alien Land Holding Licence payable to the Government of Grenada.
  • 1% of purchase price - Stamp Duty for Conveyance
  • 2% of purchase price - Legal fees for Conveyance
  • 5% of legal fees - To the Government of Grenada for General Consumption Tax (GCT).
  • EC$250.00 - Additional Government fees. (Approx.)
  • EC$1,800.00 - Legal fees for application for Alien Land Holding Licence + EC$90.00 GCT + EC$25.00 Stamp Duty payable to the Government of Grenada. (Approx.)
